Thanks to the diligent work of our planning and development committee, the TGCA has launched a planning and development resource page. This is a complex and often emotional topic that affects our lives in sometimes very specific ways. From parking to privacy to property values, development in Calgary can be challenging to stay informed about. The intent of the TGCA planning and development page is to help residents learn about the City’s plans, stay informed about development happening in our area, and understand how they can engage in that process.
Planning and development of our districts and neighbourhoods has become a very important topic to Calgarians in recent years. After the pandemic the country’s population surged, and it became clear that a housing crisis was taking shape in 2022. In response, governments of various levels across the country began to take action.
The City of Calgary (CoC), for its part, enacted a housing strategy which includes 98 actions. One of the actions within the strategy is rezoning residential areas to increase density in the inner city and Thorncliffe and Greenview are affected in various ways by these changes.
You may have already noticed development increasing in the area and the TGCA is committed to facilitating the engagement process with the City, whether it is by educating our residents, facilitating community meetings with developers, or bringing the community’s concerns to the City.
The new TGCA planning and development resource page includes:
- Current significant development permits in Thorncliffe and Greenview. This listing is divided into Thorncliffe and Greenview and is colour coded by permit status. This section also includes permit status descriptions. Permit listing to be updated weekly or when there’s newly released CoC information.
- A brief description of default residential zoning in Calgary.
- A resource list that includes relevant links to CoC explainers, documents and info pages related to development and housing in our city.
Local Area Plans – Parts of Thorncliffe and Greenview are also included in the North Hill Local Area Plan. LAPs are documents that guide how clusters of communities in Calgary will grow and change. They provide community specific policies related to land use planning and development. These plans supersede the default zoning in some cases, so it can be helpful to understand the local LAP, particularly if it applies to your area.
