The TGCA is sharing significant developments in the area to make being informed easier

In May of 2024 the City of Calgary passed a new zoning bylaw making RC-G the default zoning in Calgary. Within Thorncliffe-Greenview we are now seeing the impact with new RC-G and H-GO developments being proposed. TGCA remains committed to ensuring we advise residents of RC-G and H-GO developments to ensure visibility, and encourage all to participate in the process to ensure community feedback is captured. The intent of this page is making awareness of development in our area easier and more accessible to residents.

Current development permits in our area

The TGCA planning and development committee will keep this list of significant current development permits up to date with the permit status of each below. 

Comments from the public and external review groups:

While the application has a formal commenting period, typically ranging from 7-21 days, comments received on applications may be considered if the application is still under review.

Community insights help ensure that the file manager is aware of any site constraints that may not been seen or understood from a set of plans. Including details about site operations or unique aspects of the space that should be considered. Does the site have poor drainage? Does the property have an influx of users at specific times of the day? What part of the proposal supports a positive outcome in the community? How changes to this property may impact the use and enjoyment of the surrounding area?

Permit statuses are:

  • In circulation – open for comments
  • Under review – comments may be allowed
  • In advertising – is notice for 21 days to appeal the decision
  • Public or private hearing scheduled – a hearing will be held to discuss concerns on the development. 
  • Pending appeal – someone has appealed the decision during the “in advertising” process and a final decision will be made after the SDAB hearing
  • Approved – no longer open to comments and the applicant has 2 years to execute the permit

Residential zoning in Calgary

Default residential zoning in Calgary is as follows:

R-CG as the citywide base low density residential zone

R-CG (Residential – Grade-Oriented): R-CG is a land use district/zone used in the developed areas. It allows for a variety of housing forms such as single-detached, semi-detached, secondary suites, and rowhouses. This district has contextual rules that take into account the existing styles of developments around the redevelopment site. An R-CG parcel could have a maximum of four units on a typical 50 ft. lot, with the potential for each unit to have a secondary suite. R-CG can be located on corner lots and mid-block lots. 

R-G as the base low density residential zone in developing areas

 R-G (Residential – Low Density Mixed Housing): R-G is a land use district/zone that allows for a variety of housing forms such as single-detached, semi-detached, secondary suites, and rowhouse-style housing. R-G parcels are located in areas of a neighbourhood appropriate for a range of low-density housing forms. This district is used in developing (greenfield) areas. (NOTE: R-G is not limited to developed areas, narrow parcels (7.5m or less) Thorncliffe now has 4 parcels that have been subdivided by Tentative Plan.)

H-GO in areas identified in approved Local Area Plans

H-GO (Housing – Grade-Oriented): H-GO is a land use district/zone that allows a range of grade-oriented housing. This district adds the option of higher intensity redevelopment than that of R-CG, but still maintains direct ground level access for all homes. (Edmonton Trail NE from 41 Ave to McKnight H-GO is the base land use designation.)
